A. License Law Requirements
Becoming a real estate agent takes dedication. To start, the Real Estate Commission suggests you meet certain requirements first.
Louisiana
APPLICANTS FOR A SALESPERSON LICENSE MUST:
- Be at least 18 years of age.
- Have obtained a high school diploma or equivalency certificate. (GED)
- Show proof of successful completion of ninety (90) hours of real estate education in courses approved by the LREC.
- Comply with all application procedures required by the LREC.
- Pass the real estate salesperson licensing examination.
- Be sponsored by a licensed real estate broker and provide proof of errors and omissions insurance prior to license issuance.

Mississippi
APPLICANTS FOR A SALESPERSON LICENSE MUST:
- Be 18 years old.
- Be a resident of Mississippi prior to completing the application.
- Complete a minimum of 60 hours of courses in real estate approved education by the Mississippi Real Estate Commission.
- Pass the state licensing exam.
- Work under the supervision of a Mississippi real estate broker.
- Complete an approved 30-hour post-license.

B. Educational Requirements
A good head start in real estate means learning more than just the bare minimum. Educational requirements must be in specific real estate courses and can be obtained through the following sources:

Take a pre-license course from a reputable school that is certified by the Louisiana or the Mississippi Real Estate Commission. Generally, both day and evening classes are offered. Some schools offer on line courses. Contact us for ERA Stirling Properties recommendation.

Credit for real estate courses completed at a college or university may be accepted based on the applicability of the subject to the current pre-licensing course requirements.

C. Pre-License Testing
After completion of the classroom hours you will be given a Certificate of Completion and are eligible to apply for the licensing exam given each weekday, except holidays. The exam is divided into two parts:

Real Estate Principles and Practices (consisting of contracts, different types of ownership, financing and pricing the property)

Local State Laws and Real Estate Rules and Regulations (covering laws that are unique to your state)

D. Continuing Education Credits
Louisiana All real estate licensees holding an active real estate license in Louisiana must complete eight (8) hours of approved continuing education course work each year to be eligible to renew their license for the next year.
Mississippi All real estate licensees are required to complete 16 hours of Mississippi Real Estate Commission- approved continuing education every two-year renewal cycle. Eight of the sixteen hours can be any MREC-approved elective course; the other eight hours must be in the following required topics:
- License Law (two hours)
- Contract Law (two hours)
- Agency Law (four hours)

E. Post-Licensing Education Requirements
All persons initially licensed after January 1, 2000, are required to complete a thirty-hour (30) post licensing educational course within the first full calendar year of licensing. This post license course is a one time only requirement for initial salespersons. Salespersons subject to the post-licensing requirement will be required to complete an examination on post licensing course content to receive a certificate.
